When/if things don’t seem to be going well on a home inspection, perhaps Ju Jitsu would be better used than fighting things directly. Good Realtors have been known to coach or lead inspectors who may be good technicians but not such good communicators.
Ask a few questions to start. Will you be able to fit your on site work with the home buyer into no more than 3 hours because that is all the time they will have available?
If there are problems found will you categorize them according to minor and major based on cost of repair and safety concerns?
My clients never seem to remember the maintenance information several months down the road when it is truly applicable. Will you write out the significant maintenance information to be more helpful to them then?
Will you be able to approximate the costs of those major systems and components which are likely to need replacement within the coming 5 year period?
