The more professional types realize that a professional home inspection is really a professional presentation and should be built accordingly. While some inspectors verbally communicate all maintenance appropriate to the house, which in reality is completely forgotten within an hour or so. This is why the best inspection reports put all the maintenance in writing so it can be referenced and used when needed.
The best inspections are always done in the company of the home buyer with their participation. This is so they can truly get full understanding once they develop confidence in the inspector.
